WOULD you rather hand your house sale to a sloth or a rat? This often seems to be the choice facing anyone about to move. The old- established firm offers local knowledge and might well have handled the property before, but hasn't a clue about marketing razzmatazz or selling. The upstart rival down the road knows all about presentation and hustling, but there's an uneasy feeling that the clients are there to be churned and burned.

The housing boom has made the process more important. Most of us have our wealth tied up in our homes, and since our dear Chancellor has made moving a financial challenge as well as an emotional one, there's a lot riding on how well your estate agent performs.
