Abstract
Purpose With the Journal of Property Investment and Finance (JPIF) being 40 years old, this paper reflects on
the changes in real estate research over the last 40 years, the drivers behind these changes and how JPIF has
evolved over these 40 years to retain its position as a leading real estate research journal. Challenges and
opportunities are also identifiedfor the next generation of real estate researchers to continue to develop the real
estate research agenda.
Design/methodology/approachThis paper is presented as a reflective article, drawing on a deep personal
understanding of real estate research, how it has evolved over the last 40 years, key drivers of these changes
and the challenges going forward.
Findings Fundamental changes in real estate research over the last 40 years and drivers behind these
changes are articulated. A pathway forward for real estate research is identified, as well as how JPIF fits into
the mix.
Practical implications With real estate research being increasingly important in real estate academics
careers, this article provides a practical roadmap for how real estate research has changed, why it has changed
and future opportunities for the next generation of real estate researchers.
Originality/value This is the first paper to reflect on these key changes and drivers behind thesechanges in
real estate research, as well as the opportunities for the next generation of real estate researchers.

Introduction
Congratulations to the Journal of Property Investment and Finance (JPIF) on 40 years of
publishing high-calibre real estate research; this is an outstanding achievement. JPIF has had
a key role for incisive leadership in advancing real estate research globally, with a strong
focus on real estate industry relevance and an international agenda. I published my first
research paper in an earlier version of JPIF (Journal of Property Finance) in 1995, so I have
been part of this journey for most of this time; in the role of author, referee and member of the
editorial board. I published my first real estate research paper 40 years ago (1982: The
Appraisal Journal), so JPIF has always been on my radar screen throughout my real estate
research career.
This paper is a reflective article on my perceptions on how real estate research has
changed over the last 40 years, the drivers behind these changes and how JPIF fits into the
mix, with its key role, importance and relevance to the real estate industry. I will also
highlight critical issues for real estate research going forward and how the next generation of
real estate researchers can use this as an opportunity to respond to these challenges in
continuing to advance the real estate research agenda. These perceptions are mine and do not
reflect the views of JPIF, colleagues or Emerald as the publisher of JPIF.
Context
Real estate research is fundamentally important to a real estate academics career today. At a
higher order level, it provides an opportunity for you to show the importance of academic
inquiry, your passion for real estate research and expanding the body of knowledge in the
real estate discipline. It will also define your career in most universities, in addition to your
